Manchester is the most expensive rental market in the North West, and city centre apartments carry a premium over the surrounding towns. Prices move often enough that quoting a figure here would be out of date within a month, so our live Rightmove listings are the honest answer. If you are flexible on location, looking a train ride out, at Wigan or Liverpool, will usually get you more space for the same money.

Photo ID, proof of address, and proof you can cover the rent, usually payslips or an employment contract. We reference every tenant. If your income does not quite meet the threshold on its own, a UK based guarantor normally covers it.

Five weeks' rent, the legal cap for most assured shorthold tenancies where the annual rent is under £50,000. It goes into the Deposit Protection Service and comes back at the end of the tenancy, less anything agreed for damage beyond fair wear and tear.

Once referencing is done, usually one to two weeks. Manchester moves quickly though, so the properties that go to the people who get their paperwork in first. Have your ID, proof of address and payslips ready before you view and you will be ahead of most.
